Since 20 May 2026, platforms must verify registration numbers and remove listings without one. National registers, city caps and court rulings now change under hosts' feet — the top search result is often a rule that no longer exists. Every answer here is dated and sourced.

Why dating matters. Spain's national STR register, mandatory since July 2025 and described by hundreds of guides, was annulled by the Supreme Court on 19 May 2026 (Sentencia 620/2026) — while regional and city regimes, and platforms' EU-mandated data duties, remain fully enforceable. A guide without a date is a guess.
